Dubai Investor Visa
What are the benefits of having a Dubai resident visa?
The Dubai resident visa offers multiple advantages. Beyond the obvious tax benefits, it allows you to stay in Dubai for more than 6 months per year. With this visa, you can:
- Obtain a local driver’s license without retaking the exam
 - Open a bank account under the same conditions as UAE residents
 - Enjoy resident privileges across the Emirates

What are the requirements for obtaining a residence visa as a real estate investor?
If you purchase a property and have already paid AED 750,000 or more, you qualify for a 2-year renewable visa. The visa remains valid as long as you keep ownership of the property.
If you invest AED 2,000,000 or more, you may be eligible for a visa of up to 10 years.
How can I obtain a 2-year real estate investor visa?
To qualify, you must own an apartment worth at least AED 750,000 (approx. $198,220). The property must be completed and delivered, and you must hold the keys.
To maintain the visa, you must:
- Retain ownership of the property
 - Visit the UAE at least once every 6 months

⚠️ If you sell the property, your visa becomes invalid.
For jointly owned properties, eligibility depends on each person’s share. For instance, if two unmarried buyers jointly purchase a property worth AED 1,000,000, only AED 500,000 would count per person, making them ineligible. If they are married, the full amount is considered jointly, making them eligible.
How can I obtain a 10-year Golden Visa?
To qualify, you must invest at least AED 2,000,000 (approx. $530,000) in a property.
Key benefits of the Golden Visa:
- Eligibility even if your property is still under construction (minimum 20% completion required)
 - No obligation to reside in Dubai full-time
 - No requirement to visit the UAE every 6 months (unlike the standard visa)

Freedom to sponsor your parents, children, and even domestic staff (nanny, driver, cleaning help, etc.)
